Sales and demand

There were 1,361 residential sales across the province in September. That is 11 per cent fewer than September 2025, which was a near-record year, but 9 per cent above the 10-year average. Through the first nine months of 2026, provincial sales total 12,109, 6 per cent below last year’s pace and nearly 10 per cent above the 10-year average.

Listings and supply

New listings reached 2,182 for the month, up 5 per cent year-over-year. Of the 4,940 units available at month-end, more than 900 were conditionally sold. Accounting for those, the province entered October with 4,035 available residential units, or 2.96 months of effective supply. Including all inventory, months of supply was 3.63, up nearly 13 per cent from a year ago. Inventory remains nearly 40 per cent below the 10-year average for September, and months of supply is 48 per cent below historical norms.

In its release, the Saskatchewan REALTORS® Association described the month as the second in a row with “encouraging signs of more choice returning” to the market, while noting that the supply challenge has not been solved.
